Leases and sales on the Ethiopian calendar
Rental leases and property sales with schedules that step in Ethiopian months, so due dates match the ones your tenants use.
- Monthly, quarterly or custom rent schedules, and sale instalment plans
- Due dates, balances and the next payment worked out for you from what has been paid
- Late fees as a fixed amount per day or a percentage, with a grace period
- Lease documents stored with the contract
- Lease-expiry alerts from a notice period you set, and expired leases closed for you
Online rent collection
Tenants pay through Chapa with telebirr, CBE Birr or a card, and the payment lands on the lease by itself.
- Chapa checkout from the tenant app, confirmed automatically
- Record cash and bank transfers yourself
- Tenants can report a transfer with a photo of the receipt for you to confirm
- Part payments counted toward the month they belong to
- Online rent collects in your Mina balance and is withdrawn to your verified bank account
Automatic rent reminders
On Professional and Premium
Tenants are reminded before rent is due and chased when it is late, on their own, and you are told who is behind.
- Reminders before and after rent is due, worded for part-paid months
- You choose, lease by lease, how early reminders start and how often they repeat
- Instalment reminders for buyers on a sale
- Overdue alerts for you and the managers you choose
- Notifications in the app and as push notifications on the phone
Maintenance requests
Tenants report problems with photos; you assign, track and close them, and record what the repair cost.
- Requests with photos from the tenant app
- Priority, status and assignment for each request
- Before and after photos, and the cost recorded as an expense
- Tenants confirm and rate the repair
Expense tracking
Record every cost against a building or unit, by type, with recurring costs and an Excel import.
- Costs by building, unit and type
- Recurring costs, weekly to yearly
- Import expenses from an Excel or CSV file
Reports and financials
See who is behind, how full your buildings are and what every unit earns, and on Professional and Premium a financial report with a health score.
- Payments: who is behind now, who paid late, and what is coming in, by building
- Every unit on one line: who is in it, what they have paid, what it earned and cost, and how long it stood empty
- Occupancy over time, move-ins and move-outs, and leases ending in the months ahead
- Every report exported to a spreadsheet (CSV)
- Financial report — income by source, expenses by category, collection, a health score and an optional VAT view (Professional and Premium)
- Daily, weekly and monthly reports sent to you automatically (Premium)
Managers and permissions
On Professional and Premium
Add managers and decide, building by building, exactly what each can see and do.
- 2 managers on Professional, 4 on Premium
- Fourteen permissions per building — contracts, payments, maintenance, expenses, reports, utility bills, tenants and more
- An activity log of what each person changed
- Cancelling or deleting money stays with the owner
A free app for your tenants
Tenants see their lease, pay rent and bills, and send requests — without paying for anything.
- Lease, payment history and what is owed, in one place
- Pay rent and utility bills through Chapa
- Maintenance requests and bill questions
Electricity and water billing
Split the building's electricity invoice across sub-meters by kWh, bill water as a set amount, and collect it all online.
How utility billing works →- The rate is the invoice divided by total kWh, and the shares add up exactly
- Tenants can send their own meter readings for you to approve
- A reading tracker shows which buildings are read, billed and paid
- On any full plan with Rentals + Utilities, or on its own with a utility-only plan
Web and mobile, in English and Amharic
Run everything from the web dashboard or the Android app, which works in English and Amharic.
- The same account on the web and the phone
- Amharic or English in the mobile app
- Push notifications for payments, requests and reminders
Frequently asked questions
Does Mina work with the Ethiopian calendar?
Yes. Lease terms, rent due dates, sale instalments and late fees all step in Ethiopian months, with Pagume folded into Nehase, and dates are shown in the Ethiopian calendar alongside the Gregorian date.
Which payment methods can tenants use?
Tenants pay online through Chapa, which accepts telebirr, CBE Birr and bank cards among others. You can also record cash and bank transfers yourself, and tenants can report a transfer with a photo of the receipt for you to confirm.
Can my property manager use Mina without seeing everything?
Yes. On Professional and Premium you add managers and choose, for each building, which of fourteen permissions they hold — for example contracts, payments, maintenance, expenses, reports or utility bills. Cancelling or deleting a payment always stays with the owner.
Is there a mobile app?
Yes. The Android app is on Google Play, works in English and Amharic, and uses the same account as the web dashboard. It is included in every plan.
