Frequently asked questions
Is there a free trial?
Yes. Every new account gets its first month free on the plan you choose, with that plan’s full limits. You do not enter any payment details to sign up. And the Pay per tenant utility plan is free for good.
What is the difference between Rentals and Rentals + Utilities?
Rentals covers leases, sales, rent collection, maintenance, expenses and reports. Rentals + Utilities adds sub-metered electricity and water billing at the same subscription price. Utility billing is paid for by a small service fee — 10 ETB per tenant on every bill, whatever the bills come to — so you only pay for it when you use it. You can switch utilities on or off at any time.
How does the service fee work?
Every time you issue utility bills, Mina charges 10 ETB for each tenant billed: five tenants billed 2,000 ETB between them cost 50 ETB. A corrected or second bill for the same tenant is charged again. You pay it through Chapa before the bills go out, and a new account’s first issue of bills is free, however many tenants it is for. Utilities Basic and Utilities Plus carry no fee.
How do I pay?
Through Chapa, with telebirr, CBE Birr, bank cards or the other methods Chapa supports. Nothing is charged automatically: there is no card on file, and each renewal is a payment you make yourself.
Is paying yearly cheaper?
Yes. A year costs the same as ten months on every plan, so you get two months free.
Can I change plans later?
Yes. Choose a different plan when you renew, or switch utility billing on or off at any time. Renewing early adds to the time you have left rather than replacing it.
Do my tenants pay for the tenant app?
No. Tenants sign in free to see their lease, pay rent and bills through Chapa, and send maintenance requests. Only the owner’s account pays.
What if I only want to bill electricity and water?
Choose a utility-only plan. Pay per tenant is free to keep: you pay 10 ETB per tenant on every bill. Utilities Basic is 790 ETB a month for up to 20 tenants with 1 billing manager, and Utilities Plus is 1,490 ETB a month for up to 50 tenants with up to 4 billing managers — neither pays the fee. No leases or contracts are needed.
Are texts to tenants included?
Yes. When you add a tenant, Mina can text them their sign-in details, and when you issue bills you can choose to text each tenant about theirs: up to 30 texts a month on Starter, 120 on Professional and 300 on Premium (at most 50 during the free month), which covers adding all your tenants at once. Past that, accounts are still created and bills still issued — you share sign-in details yourself with one tap, through Telegram, WhatsApp or your own SMS — or you can buy more texts in the app, at the price shown there. Bought texts do not expire.
I already pay for Mina. Will my price change?
No. Owners who were paying before the current prices keep the price they had for as long as they renew the same plan. Utility bills issued on a full plan carry the per-tenant service fee for everyone.
