How it works
- 1
Enter the invoice
Type in the electricity company's invoice for the building — or bill at a rate you set if it has not arrived yet.
- 2
Read the meters
Enter each sub-meter reading, or ask tenants to send theirs. You approve every reading before it is billed.
- 3
Mina splits it
The price per kWh is the invoice divided by the total used, and every unit’s share adds back up to the invoice exactly.
- 4
Tenants pay
Each tenant is notified with their reading, kWh and rate, and pays through Chapa or reports a transfer for you to confirm.
Bill electricity and water, split fairly.
One invoice from the utility company, several sub-meters in the building. Mina turns the readings into a bill for every unit, collects the payments, and keeps the whole month on record, with or without the rest of property management.

Split the building's invoice
Enter the electricity bill and each sub-meter's reading. Mina works out the price per kWh and every unit's share, and the shares add up to the invoice exactly. No invoice yet? Bill at a rate you set.
Water and other charges
Bill water, or any other charge, as a set amount per unit alongside electricity.
Tenants send their readings
Let tenants submit their own meter readings. You review each one before it is billed, and decide building by building who may send.
Paid online or on record
Tenants pay through Chapa, or record a bank or Telebirr transfer with a photo of the receipt for you to confirm.
Every bill explained
Tenants are notified when a bill is issued, see the reading, kWh used and rate behind it, and can ask about it in one thread per bill.
No leases needed
A utility-only account bills whoever lives in a unit, with no leases or contracts, and can hand billing to a manager. Bills close on an Ethiopian date — monthly, or whenever the invoice arrives.

Frequently asked questions
How is each tenant’s electricity share calculated?
Mina divides the building’s invoice by the total kWh read across all sub-meters to get one price per kWh, then multiplies each unit’s consumption by it. The shares add up to the invoice exactly, so nothing is lost or overcharged.
Do I need leases to use utility billing?
No. A utility-only plan bills whoever lives in a unit without any leases or contracts — Pay per tenant, free with 10 ETB per tenant on every bill; Utilities Basic at 790 ETB a month; or Utilities Plus at 1,490. If you also manage leases, choose Rentals + Utilities on a full plan instead.
What does the service fee cost?
10 ETB for each tenant on every bill you issue, whatever the bills come to — five tenants billed 2,000 ETB between them cost 50 ETB. Every bill is charged, a corrected or second bill for the same tenant included. It is paid on Pay per tenant and on Rentals + Utilities; Utilities Basic and Plus carry none.
Can tenants submit their own meter readings?
Yes, if you allow it for the building. You review each reading — and can correct it — before anything is billed.
What about water?
Water and other charges are billed as a set amount per unit, alongside electricity, and paid the same way.
